ZLMTP Multi-Zonal Leak Controller
The ZLMTP is a scalable 4-128 zonal controller with selectable liquid and gas leak detection software setup. Designed for commercial, industrial, and critical facilities, it offers rapid response, automated control, and seamless BMS integration. The ZLMTP is the main monitoring controller and includes a display screen, outputs to the BMS, cloud interface, email alerting, and supports BACnet IP, BACnet MS/TP, and Modbus RTU.

The ZLMTP is a CE & UKCA compliant multi-purpose monitoring and control system designed for both liquid leak detection and gas leak detection across commercial, industrial, and critical facilities such as data centers. Housed in a pre-assembled enclosure with IO modules, a 7” touchscreen display, and NetMaster for BMS, cloud, and email connectivity, the ZLMTP provides flexible, scalable monitoring and fast response to potential hazards.
The system supports 4–128 zones via Master and Slave panels (up to 32 zones per panel). The Master Enclosure is pre-wired and equipped with NetMaster, allowing seamless integration with building management systems via BACnet MS/TP, BACnet IP, Modbus, and future IoT cloud connectivity, while Slave Panels extend additional zones.
The ZLMTP software allows users to select operating modes tailored to the application:
- Water Leak Monitoring Mode: Configures the system for leak detection using leak detection tape or cables, with precise leak location reporting based on resistance measurements. Outputs can be mapped to pumps, alarms, or other building systems, fully customizable via BACnet, Modbus, or the web-based interface.
- Car Park Gas Detection Mode: Configures the system for CO and NO2 monitoring, providing ventilation control, remote alarm activation, and zone-specific outputs. The system can drive fans, sounders, and other safety devices automatically based on gas levels.
Each zone includes 1 fault input and 1 output, with the 7” touchscreen providing real-time monitoring, zone grouping, historical logs, and output testing. Zone names and settings are fully editable for ease of operation and installation.
Connectivity features include BMS integration via BACnet/IP, cloud monitoring via MQTT, local event logging in .CSV format, time-stamped leak/fault records, and optional email alerts when internet connected.
